How do I pay my HOA assessment?

Assessments are paid through the Resident Portal. You can set up automatic payments or pay manually. Contact the board if you need help with your account.

How do I request approval for a home modification or improvement?

All exterior modifications — including paint colors, landscaping changes, additions, and structures — require prior approval from the Architectural Review Board. Download the ARB Guidelines above and submit your request through the Resident Portal or by contacting the board.

How do I register a guest or contractor for gate access?

Guest and contractor gate access is managed through the EIQ Connect app — this is separate from the Resident Portal. Contact the Community Association Manager if you need help setting up your EIQ account.

Who do I contact for a maintenance issue in a common area?

Report common area maintenance issues through the Resident Portal or by contacting the board directly. Please include the location and a brief description of the issue.

How are assessments determined?

The Board of Directors adopts an annual operating budget each year. Assessments are calculated based on the approved budget and the number of lots in the community. The annual budget is published in the Documents section above.

I'm purchasing a home in Deerwood. What should I know?

Prospective residents should review the Bylaws and CC&Rs above before closing. Your title company will coordinate the resale certificate and estoppel through the Association. Contact the board with any questions during the purchase process.
