First Coast Security / Access Control Officers operate under rules established by the Deerwood Improvement Association, Deerwood Covenants and Restrictions, our Company and the Florida Law. Restrictions are in place for vendors/commercial service personnel and strictly enforced. Workers are permitted on property:

7:30 a.m. - 7:00 p.m. Monday - Friday
7:30 a.m. - 5:00 p.m. Saturday

They are not allowed to work in Deerwood on New Year’s Day, Memorial Day, July 4th, Labor Day, Thanksgiving and Christmas. Exceptions are made for emergency situations and cross country moving companies.

The driver of a commercial vehicle or vendor must have a valid U.S. Driver’s License. The license is scanned into the Access Control database when they arrive at the gate, but limited to once daily. If the driver does not have a license in his/her possession, or refuses to allow an Officer to scan the license, that vendor will be denied access to Deerwood. The license plate of the vehicle is also recorded into the database. These records have very limited and secure access, but are available to Law Enforcement for office use.

Deerwood contracted vendors, or resident contracted vendors, may apply for vendor bar codes at the Baymeadows gatehouse. These orange and black bar codes are electronically restricted for Monday through Saturday entrance. The bar codes are valid for one year from date of issuance, or when service is no longer contracted, whichever comes first. The annual rate is $100.00 for the 1st vehicle and $50.00 for each additional vehicle. A current valid US driver’s license is required and will be verified at issuance and renewal.

Commercial Vehicles are not permitted in the park, nor are workers permitted to use the facilities.

Lawn care and pool companies are required to have professionally made signs on both sides or to the rear their vehicle/trailer. The signs must clearly identify their company name and telephone number.

Commercial Vehicles parked on the streets in Deerwood will be required to place an orange safety cone to the front and rear of the vehicle/trailer. Commercial contractors and vendors, including landscapers, are not to park on the common areas along the roadside or on islands, as they can damage irrigation and sod.

Vendors that refuse to comply with the rules of Deerwood, may be trespassed from the property.

Real Estate Agents must have guest authorization to a specific property. Residents listing their home for sale may authorize “All Real Estate Agents” for a specified time period. Non-residents are restricted from driving the community in search of homes listed for sale. Click here for complete realtor procedures and guidelines.
